Real estate development is a particularly effective field for the application of feng shui principles. Not only can feng shui contribute to the financial goals necessary for any successful land development program, but it can also enhance the quality of structures in order to support future occupants. Whether it’s a family looking for a new home, a commercial establishment looking for a new venue, or a business looking for expansion or improved performance, feng shui can enhance the energetic quality of the site, helping to promote dynamism and vitality in the environment.

A Feng Shui assessment of a development site begins by analyzing the site itself, the local and regional influences that may help or hinder the goals of the development, and the energetic qualities that will support the particular enterprise. Clearly, residential development has different goals from commercial, industrial, or agricultural development. Feng shui has the tools to discriminate between each of these types (and many more), and to tailor the analytical and strategic process in order to promote optimal outcomes.

To do this, the feng shui consultant must evaluate the topographical qualities present: the distribution of land form, water courses, weather patterns all have bearing on the eventual outcome of the project. In addition, underground influences must also be taken into account, as these can have a strong impact on outcomes, particularly when family or social relationships are at stake. Therefore, they are of utmost importance in residential, retail, and manufacturing projects.

In addition, feng shui can also be used to control deficiencies in the topography, landscaping, or road patterns already existent. The basic orientation of the site and any potential structures is also considered, as the particular alignment of buildings, roads, and entries can have significant impact on eventual outcomes. Strategically, it is important to try to optimize the site, but it is also important to ensure that the site is rendered harmless of negative factors that could diminish prospects for finances, management, or health.

Success in real estate projects is also tied to the quality of the built product. For this reason, feng shui places close attention to the architectural configuration of the structure of structures within the development. Special emphasis is placed on maximizing potential for prosperity, health, and well-being. In the case of residential projects, the concerns of family life, marriage, and education for children are also factored, as are profitability, customer satisfaction, customer loyalty, and staff performance in the case of commercial, retail, or industrial concerns.

Interior decor, landscaping, and other amenities are also evaluated, mainly to ensure a pleasant, welcoming environment free of stressful factors. In addition, individual rooms or spaces are also analyzed in order to minimize or eliminate any potential vulnerabilities to conflict, arguments, insubordination, illness, or other types of misfortune. This is particularly important in the case of bedrooms and living rooms for residential construction, as well as board rooms, conference rooms, and leadership offices in commercial or office environments. In cases where correction proves difficult, alternative modes of correction may be recommended, in order to determine which approach will produce the best results. In all cases, feng shui will work with the practical and financial restrictions of the project.

Site selection is a fundamentally important part of the feng shui process. Consultations for real estate development should therefore be done early in the development process. Ideally, feng shui input should be provided at the time of site selection, in order to eliminate potentially negative sites. In most cases, it is preferable to work with a number of sites, in order to rank these and to make the selection process more effective.

Once a site is selected, additional investigations are done, in order to fully understand the feng shui implications of the property. At this stage a whole battery of additional tools may be used, including astrological evaluations of the structure itself, as well as that of its key occupants. At this point, the feng shui process will run parallel to the design development process, requiring constant and effective communication with all development and design parties. It is ideal if our consultations are included at major decision-making events, including such seeming irrelevant factors as marketing campaigns, legal actions, and contract signing.

When evaluating a given space, feng shui places great emphasis on the flow of vital energy or chi. The quality of this energy and how it moves throughout a space will have great impact on the success of the institution or organization located within it. Hence the design of entrances, corridors, stairs, and other connectors is of vital importance to achieving this flow. If, however, this flow of vital chi were to be blocked or diminished, feng shui can provide many cures or corrections that will help to re-instate proper vitality into the space. In those cases were the available chi were to be of poor quality, feng shui can provide solutions to improve its quality, availability, and flow.

Within the context of the building program, feng shui tools are available to determine the optimal placement of specific functions within the structure. With these tools, for example, it is possible to determine the ideal location of a function so that it will derive in success, profitability, and long-term prosperity for the structure’s users. In the case of a residence, good placement can derive in good health, happiness, and a career that is in alignment with the user’s personal path. It is clear from these examples that feng shui is concerned as much with good design as with the well-being and success of the space’s users.

Real Estate development places great importance on the presentation of the product, as this leads to efficient sales efforts. From the feng shui perspective this makes good sense, as the appearance of a space, particularly in the context of residential and commercial environments, is critical to its energetic integrity. However, feng shui goes much further, as its primary concern is the well-being and success of the space’s occupants. Hence, all of interior design practice from the perspective of feng shui is an opportunity to maximize the potential of the architectural shell, as well as an opportunity to enhance–or even correct–deficiencies in site planning or architectural design.

It is this adaptability to existing conditions that makes feng shui such a useful tool, as it has a large arsenal of tools, techniques and methodologies that can remedy problems both new and old.

Building rituals and ceremonies are among the more interesting contributions of feng shui and geomancy to building development. They can be used to prepare the land for use, to clear out unwanted energies in compromised sites, and to bless or consecrate land or buildings for a particular purpose. Site Blessing rituals are performed at the onset of construction, as well as for the Grand Opening at the conclusion of the building process. In addition, specialized rituals may also be used in cases where instability or stagnation in the land make deeper correction necessary. This may be necessary in cases where the land itself is traumatized, in locations where earth energy is not sufficient to support the goals of the project, or in cases where social trauma have left a scar on the community or the site’s occupants.
